WhatsApp for real estate: qualify property leads and book site visits
Endelir captures property enquiries from your ads on WhatsApp, qualifies them by area, budget and timeline, hands each one to a named agent, and keeps the follow-up organised until the site visit. Property enquiries arrive at all hours, from several ads at once, and most of them are nowhere near ready to buy. Endelir puts them all on one business number, asks the questions your agents would have asked anyway, and hands each conversation to a named person with the answers already attached.

Forty enquiries, four agents, and no way to tell which one is real
The enquiry cost money to create. Then it lands as "price?" on a phone at the sales office, and someone has to ask, wait, and ask again to find out whether the person wants to buy or rent, in which area, at what budget, and when. Multiply that by forty and the agents spend their day sorting rather than selling.
The record of it all sits in a chat history on one handset. When the agent is out on a site visit the enquiries wait; when the agent leaves, the conversations go with them. Nobody can say which ad produced the enquiry, which enquiries were never answered, or which buyer was promised a call back on Tuesday.
One number, structured answers, a named owner for every enquiry
Endelir connects your business number to the WhatsApp Business Platform and puts every enquiry into a shared inbox your whole sales team signs into, each person with their own login. A chat flow asks the qualifying questions before an agent is involved, and writes each answer onto the contact record as a field rather than leaving it buried in the chat.
The same flow hands the conversation to the right team — resale, rentals, commercial — based on what was answered, and the assignment is visible in the inbox before anyone starts typing. When an agent opens the chat, the requirement, the ad it came from and everything said so far are already there.
How it works
- 1 The enquiry starts at your ad Someone taps the message button on a property ad. Endelir records the click id, the kind of source, which ad it was, the link it came from and the headline they tapped, against that conversation.
- 2 It lands on one number Enquiries from every ad, hoarding, board and website button arrive in the same shared inbox, whoever is on duty and whatever time it is.
- 3 A flow asks the qualifying questions Buy or rent, which area, budget range, how many bedrooms or how much floor space, and how soon they want to move.
- 4 The answers are saved, not just said Each answer is written onto the contact record as a field, so the requirement outlives the conversation and can be found again later.
- 5 It goes to an agent The flow hands the conversation to the right team based on the answers, and the inbox shows who owns it so two agents do not both reply.
- 6 The agent sends what was asked for Floor plans, a brochure, photos or a walkthrough video go out from the same chat, on the same number.
- 7 Follow-up happens without a reminder note A flow can wait a set time and check back. Inside the service window that is an ordinary message; after it, it is an approved template.
What this looks like in practice
A property company runs three ads for one project — a two-bedroom, a three-bedroom, and one aimed at investors. The enquiries used to arrive on a phone at the sales office. The agent who was out showing a flat never saw them, and by the evening nobody could tell which of the three ads had produced which conversation.
Now every enquiry lands in one inbox with the ad attached to it. A flow asks whether the enquiry is to buy or rent, which area, the budget range and how soon, writes the answers onto the contact, and hands the chat to the agent who covers that area. The manager can see which conversations still have no owner. The investor enquiries, which want a rental yield rather than a school nearby, go to a different person entirely.
What happens when the buyer replies
Across the property business
What to know before you set it up
Business-initiated messaging on WhatsApp is permission-based. Answering someone who wrote to you first needs no template — there is a service window in which your agents reply freely. Starting a conversation, or picking one up after that window has closed, uses a message template Meta has approved in advance, and Endelir keeps track of which of the two you are in. Buying a list of phone numbers and messaging it is not something this software is built to do; campaigns go to contacts whose consent is on record, and the software refuses to send without it.
Qualification questions belong to the property, not to the person. Ask about locality, budget, size and timing. Do not ask about, record, or route on anything that would let an enquiry be treated differently on a ground that housing law protects, and hold campaign wording to the same standard: a message describing who a home is not for is a problem on WhatsApp exactly as it would be in a newspaper.
Endelir collects a site-visit request; it does not run a diary. There is no availability, no slot list and no double-booking check — the flow captures the day and time a buyer asks for, and one of your people confirms it. Note also that once a number is connected to the WhatsApp Business Platform it can no longer be used in the ordinary WhatsApp or WhatsApp Business app on a handset, so many firms take a fresh number for the enquiry line. How many agents can sign in, and how many contacts and messages each plan covers, is on the pricing page, and the software enforces it exactly.

Questions people ask
Can I tell which property ad an enquiry came from?
Yes. When someone starts a chat from a click-to-message ad, Endelir stores the click id Meta sends with it, the kind of source, which ad it was, the link it came from and the headline the person tapped — all against that message and that contact. So an enquiry is not just "a lead from WhatsApp": open the conversation and you can see which of your three ads sent it, and read the headline that buyer actually tapped. Two honest limits. Endelir records the source without yet showing it back as a campaign report, so today you read it on the conversation rather than in a dashboard of cost per lead. And the data only exists for ads — a QR code on a hoarding or a plain website link carries none of it, so give each placement its own pre-filled first message and read the source from the wording.
Can a property enquiry be qualified before an agent sees it?
Yes. A chat flow asks the questions your agents ask anyway — buy or rent, which locality, budget range, how many bedrooms or how much floor space, how soon they want to move, and whether it is for their own use. Each answer is written onto the contact record as a field, not left in the chat history. The agent opens a conversation that already has a requirement attached to it, and a buyer who will not answer the first two questions has told you something useful as well.
Can enquiries go to the right agent automatically?
Yes. A flow can hand the conversation to a team based on what the person answered, so rentals, resale and commercial enquiries reach different people without anyone sorting them by hand. The assignment shows in the shared inbox before anyone starts typing, which is what stops two agents replying to the same buyer. A conversation can be moved later — a rental enquiry that turns into a purchase is reassigned, and the history goes with it rather than starting again.
Can we send brochures, floor plans and photos?
Yes. Images, video and documents are sent and received in the same conversation, so a brochure, a floor plan, a set of photographs or a walkthrough video goes out on the number the buyer already wrote to. Anything the buyer sends back — a photograph of a site, an existing agreement, an identity document for a rental file — arrives in the same chat and stays with that contact, where the next person to open the conversation can see it.
Can Endelir book site visits?
It collects the request, and a person confirms it. A flow asks which day and time suit the buyer and saves the answer to the contact record, so the agent has it in front of them. What Endelir does not do is run a diary: there is no availability, no list of slots and no check that stops two buyers being offered the same eleven o'clock. If your team already keeps a calendar, that stays where it is — and a flow step can call your own URL, so the request can reach the system that does hold the diary.
Can we follow up with a buyer who went quiet?
Yes. A flow can wait a set period and then check back, and the wait survives a restart, so it fires once and does not fire twice. What the follow-up may say depends on timing. Inside the service window that opens when the buyer writes to you, an ordinary message is fine. After that window has closed, the follow-up goes as a message template that Meta has approved in advance. Endelir keeps track of which situation each conversation is in, so your team is not guessing.
Can we message a list of buyer numbers we bought from a broker?
No, and the software will not let you. Campaigns go to contacts whose consent is on record, and a send without that consent is refused rather than quietly attempted. Messaging people who never asked to hear from you is how a business number gets reported and restricted, which is the opposite of what an enquiry line is for. Build the list from people who message you — from ads, from the board outside a site, from a QR code on a hoarding or a button on your website — and it is a list you can use properly.
